Fabulous, spacious country house, comfortably accommodating 12 people, designed from the outset as a small hotel aimed at a discerning market. All of the rooms are generously sized suites, the public areas are light and airy, the views fantastic. Run on ecological lines and perfectly situated for cultural and rural tourism. It would also make an amazing family home.

The current owners, who conceived, designed and had built this wonderful home are now selling because they need to retire. The project took them eight years from purchasing the land to getting the necessary permissions and building the property. Undaunted by Spanish bureaucracy they soldiered on with a rare determination and are now, after four years of successful trading, are ready to pass on their work in the easiest way possible by simply selling their shares in the limited company formed especially for this project.

Together with the property itself and the furniture and equipment (apart from certain personal items) come all of the business essentials, such as website, social media, publicity etc. plus a small four wheel drive vehicle, a small caravan that the owners themselves occasionally use when the property is full with guests and even a small sailing boat.

This really is a “move straight in and change your life” opportunity.

The accommodation is arranged as follows:

Entry Level: entrance porch, hall, library, lounge with open fireplace, impressive gallery with huge picture windows and open staircase, large office, bedroom with en-suite wet room, separate bathroom, commercial kitchen, 2 terraces, one with lounge furniture, the other laid for dining.

Lower Level: Three very large suites with separate bedrooms and wet rooms, each with its own private terrace, all of them facing South with views across the valley to mountains beyond, guest’s kitchen/dining room, very large storage rooms for laundry etc. Also, accessed from the commercial kitchen, is a storage area with fridges and freezers etc.

Accessed from the exterior of the building are two storage rooms with equipment for catering events of up to 150 people.

Separate from the main building are two other buildings: the summer kitchen and the energy centre.

Each of the suites has its own fridge and is wired and plumbed for a kitchenette, although these are not currently installed.

The summer kitchen is a fully equipped kitchen housed in a wooden chalet style building, large enough to accommodate cookery classes. It opens onto a covered terrace with dining area and has a wood burning oven, barbecue, paella ring-burners etc.

Outside the owners have created more than thirty terraces all of which are planted with fruit trees including apples, oranges, lemons, figs, pomegranates, persimmons etc. These are irrigated by means of an automatic drip system. There is also an extensive vegetable garden, a chicken house and an outside storage area for replacement building materials etc.

Set in the grounds of 37.000 m2 are gardens and a swimming pool with cleverly designed shaded areas, separated by planting, enabling gusts to have their own private area.

There is great scope to expand the activities of the business. The owners currently only offer dinner on the day of arrival and departure. Eliminating the guest kitchen (a perfect gymnasium) and providing meals on a more regular basis could increase income and profitability substantially. The existing suites could be rearranged to produce more bedrooms and some of the extensive storage areas could be eliminated with the same aim. Weddings could also be catered.

The energy centre houses the very extensive solar powered battery system, two biomass boilers and a generator. There is sufficient power generated by this alternative energy system to run many freezers, fridges, hair dryers etc. as well as proving all of the hot water for domestic use and the central heating.

The property has rights to water from a canal, which is stored in a 250.000 litre tank from which it feeds both the irrigation system and a smaller tank, the water from which is filtered for use in the house itself. There is also a mains water connection.

Broadband internet is installed.

A short drive along a charming concreted track, which winds through orange and olive groves leads to the village. From here so many places are easily accessible. The historic city of Granada and the beaches of the Costa Tropical are 30 mins away, the ski station in the Sierra Nevada can be reached in an hour, the airport at Granada only 45 mins and the airport at Málaga just under an hour and a half. The spectacular scenery of the Alpujarras is a short trip away and close by in the Valley itself are the pretty villages with restaurants and all services.
